Important: Similar-looking damp patches can have different causes. These guides cannot establish a diagnosis for an individual property.

Why gutters matter

Gutters collect water from a large roof area. Even a modest leak can discharge repeated flows onto the same patch of brickwork. When the wall becomes saturated, internal finishes may begin to suffer.

Look for external clues

Green staining, washed-out joints, water marks below an outlet and wet brickwork during rain are useful signs. A gutter might also overflow because it is blocked, undersized or fitted with the wrong fall.

Inspect the downpipe route

A downpipe can be cracked or disconnected, while the underground gully may be blocked. In those cases, repairing the gutter joint alone may not solve the problem. Check where the water finally discharges.

Do not overlook higher levels

Water can enter at a parapet, valley or roof junction and emerge lower down. A stain directly beneath a gutter suggests a possible cause but is not proof of the complete route.

Avoid unsafe inspection

Roofline work needs proper access. Do not use a ladder on uneven ground or lean out of an upper window to inspect a blockage. A competent roofer or gutter specialist can investigate safely.

Repair, then wait for drying

Once the defect is corrected, damp plaster and masonry may remain wet for some time. Photograph the original patch, watch its response to rain and seek further investigation if new moisture continues to appear.

Keep dated photographs and notes of any changes. They can be useful when explaining the issue to a surveyor or contractor. If there is active water near electrics, an unstable ceiling, or a floor that appears unsafe, arrange prompt professional help rather than waiting to see whether the problem improves.
