Important: Similar-looking damp patches can have different causes. These guides cannot establish a diagnosis for an individual property.

Why bathrooms are vulnerable

Showers and baths release large amounts of water vapour. Moisture condenses on ceilings, corners, grout and colder external walls if extraction and ventilation cannot remove it quickly.

Check the extractor

Find out whether the fan runs, whether it extracts outdoors rather than into the loft, and whether the duct has become blocked or disconnected. A noisy fan is not necessarily an effective fan.

Distinguish leaks

Damp behind tiles, around baths or beneath a shower tray may come from failed seals or plumbing. A localised wet patch that grows independently of bathing may indicate concealed leakage.

Inspect cold corners

Poorly insulated ceiling edges and wall junctions can encourage condensation. Mould on a ceiling may reflect both high humidity and a cold surface.

Choose suitable cleaning

Small areas can sometimes be cleaned following NHS or government safety guidance. Avoid dry brushing mould, mixing cleaning chemicals or painting over active growth. Persistent or extensive mould deserves a more thorough response.

Put the cause right

Repair leaks, improve extraction and allow wet materials to dry. If ventilation is inadequate, seek advice on a suitable fan or system. The aim is to prevent condensation forming repeatedly, not simply to remove spots.

Keep dated photographs and notes of any changes. They can be useful when explaining the issue to a surveyor or contractor. If there is active water near electrics, an unstable ceiling, or a floor that appears unsafe, arrange prompt professional help rather than waiting to see whether the problem improves.

Need help from a local damp specialist?

Look for a suitable local professional and explain the symptoms clearly. You can use an external trade-matching service to request quotes; check credentials and the proposed diagnosis before agreeing to work.
