Read the promised outcome
A guarantee may cover a particular treatment or affected area rather than every future damp problem. Establish precisely which walls, materials, conditions and failure types are included.
Check exclusions
New leaks, flooding, external ground alterations, defective maintenance and other causes may be excluded. A treatment guarantee cannot make unrelated water entry impossible.
Who is responsible?
Find out whether the contractor alone backs the promise or whether credible insurance-backed protection exists. Consider what happens if the company closes, changes hands or refuses to investigate a claim.
Transfer and notification
Some guarantees have conditions for transfer to another owner, inspection or prompt notification. Keep invoices, plans, test evidence and the original written specification.
Was the cause correctly found?
A long guarantee is little consolation if the work did not address the actual water source. Check that diagnosis and repair details are credible before assessing the warranty.
Before signing
Ask the contractor to explain covered failures, the investigation process, exclusions and any costs you could still face. Independent advice is worthwhile where significant masonry or plasterwork is proposed.
Keep dated photographs and notes of any changes. They can be useful when explaining the issue to a surveyor or contractor. If there is active water near electrics, an unstable ceiling, or a floor that appears unsafe, arrange prompt professional help rather than waiting to see whether the problem improves.
Need help from a local damp specialist?
Look for a suitable local professional and explain the symptoms clearly. You can use an external trade-matching service to request quotes; check credentials and the proposed diagnosis before agreeing to work.
